Negotiation Of The Offer
Thoroughly explain the various documents that facilitate a purchase transaction.
Provide a written comparative market analysis showing comparable properties currently on the market, in escrow and recently sold to determine price.
Develop a negotiation strategy specific to target property.
Conduct a diligent on-site visual inspection of property's accessible areas.
Present all offers and counteroffers in person where possible.
Communicate frequently to maintain a situational awareness at all times.
Personally deliver all executed documents where possible.
Maintain transaction confidentiality.
Managing The Transaction
Interact with Escrow on all sales and contractual details.
Review all documents.
Monitor evolution of escrow to ensure contingency deadlines are met.
Coordinate inspection appointments.
Ensure client receives all disclosure documents per seller's contractual obligation.
Attend all inspections conducted on behalf of client.
Negotiate any necessary requests for repairs/seller credits related to results of physical inspection report.
Maintain regular contact with client's lender for updates and changes relating to loan process.
Ensure property is in compliance with all local ordinances.
Facilitate closing logistics (i.e., final escrow appointment and walk-through inspection for verification of property condition).
Accompany client at final escrow meeting to sign loan documents.
Monitor title recording and escrow closing.
